What actually drives value here

A closed island with a fixed plot count, connected by a single causeway, minutes from the city rather than an hour outside it. That combination does not exist twice. Villa Amalfi demonstrated that low-density family housing works here, and the plot market has behaved accordingly.

The corollary is that this is a thin market. Few transactions, few comparables, and pricing that reflects who happens to be selling. Thin markets reward patience on entry and punish urgency on exit.

Who it suits

Buyers who want genuine exclusivity within the city rather than in a suburb, and who are not relying on the asset for liquidity. Family offices holding across generations rather than cycles.

It suits yield-seekers poorly. This is a capital-preservation and scarcity asset, not an income one.

What I would check before buying

Plot orientation and water frontage, what the plot can actually be built to under current regulations, and the realistic buyer pool at your intended exit price. On an island this small, comparable evidence is scarce enough that a single transaction can reset perception in either direction.
